The challenge
The board was running all 26 chargers on the OEM CMS that shipped with the hardware. It worked, but it wasn't built for a condo HOA. What the building actually needed was four things: each resident gets reliable access to their own charger, payments work, revenue lands in the HOA account, and the software doesn't require staff to run it.
Flipturn moved all 26 chargers onto its platform. Residents kept access the whole time, which matters when there's no on-site team to deal with complaints if something breaks.
"Flipturn configured and managed the transition with no disruption to residents’ access to charging. For an HOA without on-site staff, that continuity was essential to maintaining reliable service and consistent uptime."

Renetworked hardware
Switching platforms didn't mean swapping chargers. Third Street Lofts kept its existing Level 2 hardware and renetworked all 26 onto Flipturn without bringing in an electrician or taking any charger offline. Flipturn handled the platform configuration, the resident-to-charger mapping, and payment setup.
COIL, the original installer of the chargers and one of Flipturn's California turnkey installation partners, did the on-site work during the cutover.
One charger per resident
Most multifamily EV charging is shared amenity stalls on a first-come basis. This building is different: every charger belongs to one resident's deeded parking spot. Flipturn configured each charger with a resident-specific access profile and a QR code that authenticates that resident's session. Residents scan and pay from their phone, no app or RFID card required.
Pricing and access are managed through Flipturn's admin dashboard, which a board member can operate without technical training.

Hands-off operations
Since the cutover, the system runs with almost no HOA involvement. Uptime is around 99% across all 26 chargers. The average session generates $15 in revenue, which goes to the HOA. Flipturn handles monitoring and resident support, and most issues get resolved before residents notice them.
